Before you book

How is this different from asking a lawyer?

We go to the land. Our team visits the plot, checks the boundary markers and runs registry and local council checks in person. Many clients use both: our report gives your lawyer or bank the facts on the ground to work from.

What do you need from me to start?

The plot’s location (village and district, or GPS coordinates), the seller’s name, and any documents you have, such as a copy of the title, sale agreement or survey plan. If you don’t have documents yet, we can still start with a location.

Do you cover kibanja and customary land?

Yes. We check mailo, freehold, leasehold and kibanja land, and adapt the checks to each type. Kibanja and customary interests often aren’t registered, so local enquiries matter even more.

Do you sell land or work with sellers?

No. We don’t sell land, act as agents, or take commissions from sellers, agents or developers. We work only for the buyer.

Where do you operate?

We currently cover Kampala, Wakiso, Mukono and Entebbe, with Jinja, Mbarara, Gulu and Masaka planned next. Confirm availability for your plot when you request a quote.

During a verification

How long does a verification take?

Most verifications take five to seven business days from when we receive the plot details. Multi-plot and investor engagements are scheduled when we agree the scope.

I’ve already paid a deposit. Can you still help?

Yes. A check after a deposit can still catch problems before you pay the balance. Contact us as soon as possible so we can work to your timeline.

How much does it cost?

Packages start at $149 USD for a Title Check, $299 for Plot Verification and $599 for Complete Due Diligence, which includes drone mapping and seller checks. A signed legal opinion from a Ugandan advocate can be added for $250. You get a fixed quote before any work begins. See Packages.

After the report

What happens if a plot is flagged?

The report explains exactly what was found, how serious it is and what to do next, such as resolving a boundary claim or renegotiating the price. For legal issues, we recommend getting independent legal advice in Uganda before going further.

Is the report a guarantee?

No. It’s an independent record of what we checked and found on a specific date, including anything we couldn’t confirm. Read our Verification Limitations to understand what a report can and can’t tell you.

Can I share the report with my lawyer, bank or family?

Yes. Reports are written so your advisers, lender and family members involved in the purchase can use them.

Still have questions?

Tell us about the plot and we’ll recommend the right level of verification.
