1. About these terms
These terms apply to the PlotVerify website and to verification services provided by PlotVerify Inc., Toronto, Canada. By using the site or booking a service, you agree to them.
2. Our services
We provide independent land verification in Uganda, including registry searches, encumbrance and dispute checks, site inspections and written reports, as described on our Packages page. Field work is carried out by our partner, Fortress Estate Partners Ltd.
Coverage, packages and turnaround times may change. The exact scope of each verification is set out in your written quote.
3. Quotes, fees and payment
Prices shown on the site are starting prices. Before any work begins, we send you a written quote setting out the scope, fee and expected timing. Work starts once you accept the quote and pay as set out in it.
If you cancel before work has started, we refund what you paid. If you cancel after work has started, we may keep a fair amount for the work already done and any third-party costs incurred, such as registry search fees.
4. What a report is, and isn’t
A report records the information available to us and what we observed on site at the time of checking. Public records in Uganda can be incomplete, outdated or wrong, and circumstances can change after we check.
A report is not a guarantee of title, a valuation, insurance, or a promise that a transaction is safe. Where we cannot confirm something, the report says so. See Verification Limitations for more detail.
5. Not legal advice
Unless your package includes a review by an advocate and the report says so, our findings are not legal advice. You should get independent legal advice before completing any land transaction.
6. Your responsibilities
Please give us accurate information and tell us about anything you know that could affect the verification, such as an existing dispute. We rely on the documents and details you provide.
7. Independence
PlotVerify does not sell land, act as an agent or broker, or accept commissions from sellers, agents or developers.
8. Sample report
The sample report is illustrative. It does not describe a real plot, transaction or client.
9. Liability
To the extent the law allows, our total liability for any verification is limited to the fee you paid for it, and we are not liable for indirect losses or for decisions you make based on a report. Nothing in these terms limits liability that cannot lawfully be limited.
10. Our content
The PlotVerify name, logo, text, images and design belong to PlotVerify or its licensors. Your report is for your own use and that of your advisers, lenders and family members involved in the purchase.
11. Third-party services
We are not responsible for services we link to, such as WhatsApp, or how they handle your information.
12. Governing law
These terms are governed by the laws of Ontario, Canada, and the courts of Ontario have jurisdiction. This does not remove any consumer protections you have where you live.
