Verification Limitations

What a PlotVerify report can and cannot tell you, so you can use it with the right expectations.

In short: we check records and the land itself, and we tell you exactly what we confirmed and what we couldn’t. A report reduces risk; it can’t remove it entirely.

1. What we check

Depending on your package, we check land registry and title records, registered encumbrances, court records we can access, the plot’s location and boundary markers on the ground, and information from the local council (LC1), neighbours and community.

2. Records can be incomplete

Land records in Uganda are not always complete or up to date. Some titles are still being digitised, some transactions are never registered, and kibanja and customary interests may not appear on any register. We report what the records show at the time of our search.

3. A report reflects one date

Your report describes what we found on the date we checked. Circumstances can change afterwards, for example if a caveat is lodged or the seller enters another agreement. We recommend completing your transaction promptly after receiving the report.

4. Measurements are approximate

Boundary and size checks use visible markers, GPS readings and any survey plan available. They are not a cadastral survey. Where boundaries need to be fixed precisely, a registered surveyor should open them, ideally with neighbours present.

5. We rely on the information available

We depend on the documents you and the seller provide, on registry staff and on what local people tell us. We cross-check where we can, but we cannot rule out documents or statements that were deliberately falsified in a way that would not show up in normal checks.

6. What a report is not

  • Not a guarantee of title or of a safe transaction.
  • Not a valuation of the land.
  • Not legal advice, unless your package includes a review by an advocate and the report says so.
  • Not insurance.

7. How we handle gaps

If we cannot confirm something, the report says so clearly, explains why, and recommends what to do next. We never present a gap as a clean result.
